Northern Cook County assessments growing by leaps and bounds
The last two Townships reassessed, Northfield and Maine, saw taxable values increase by 29% and 23%, respectively. Both remain open for appeals at the Assessor until July 31st and July 18th.
Other Townships up for reassessment in 2025 include: Barrington, Evanston, Palatine, New Trier, Norwood Park, Elk Grove, Leyden, Wheeling, Hanover, and Niles.
Barrington is next to open. The reassessments of Evanston, Norwood Park, New Trier, and Elk Grove were already completed, but homeowners still have an opportunity to challenge at the Board of Review later in the year. You may sign-up to do so here anytime.
These reassessments spiked taxable values by a minimum of 18% and nearly 40% at the higher end (New Trier).
Fortunately, our website is up and taking sign-ups from ALL COMERS in Northern Cook County. Simply search your property in the tax calculator and click "Start Saving."
Now is the perfect time to register if you want to ensure your new tax assessment is fair and you will end up owing no more than necessary on your upcoming bills.
IMPORTANT NOTE:
If you received our marketing material but missed your Township's Assessor deadline, worry not! The Assessor is just the first appeal deadline of the year, not the only. There remains an opportunity to appeal later in the year at the Board of Review. In fact, that is the better of the two forums.
Please follow through with the sign-up process even if your first filing deadline has passed.

The properties below represent a few of the many tax reductions from the our appeals and the grounds on which they were based.

LEARN MOREA couple purchased a home for $300,000 in an arm’s-length transaction, but the Assessor estimated the market value at $360,000 - a full $60,000 above the actual price. This is a sign that the owners will be paying more than they should in taxes.
LEARN MOREA house is listed at 1700 square feet of living space, but the Assessor shows it at 1900. When the Assessor measurements show a higher square footage than actual, an owner is paying tax on more house than she owns.

LEARN MOREWe are one of Cook County’s premier property tax law firms. We have saved tax dollars for tens of thousands of Cook County property owners by checking all the angles to maximize reductions in assessed valuations. We want to do the same for you.
If we don’t reduce your taxes, you don’t owe us. That’s why we have a vested interest in lowering your tax bill, and that’s also why Attorney Greg Hilton evaluates every appeal at least once, often twice, before evidence is submitted.
When our appeal saves money on your taxes, we simply split the savings 50/50 for the year we filed the appeal. If that year happens to be your Triennial Reassessment, 100% of any savings in years 2 and 3 goes directly into your pocket.
