2026: The Triennial Reassessment of the South and Western Suburbs
With three Townships reassessed so far, the average south and western suburban homeowner saw their taxable values jump by 25% as a result of the 2026 Triennial.

In fact, a recent study by an independent analyst found PTS' appeal success rate fully doubled that of all other residential practitioners: 63% versus 28%. Do it yourself self-appealers fared even worse, with a success rate of a mere 4%.
The average property in River Forest, the first reassessment Township of the bunch, saw a massive spike to its taxable value of 29%.
In addition to the reassessed Townships of Riverside, River Forest, and Oak Park, the County looks to reassess Berwyn, Bloom, Bremen, Calumet, Cicero, Lemont, Lyons, Orland, Palos, Proviso, Stickney, Thornton, and Worth in 2026.
